Dawson Creek ranks third in B.C. when it comes to rent, despite also having the highest vacancy rate.
On Monday, the Canada Mortgage and Housing Corporation released its bi-annual report detailing rental prices across Canada.
The Mile 0 City’s average rent for private apartment units this spring was $1,005 per month, ranking it third out of 27 cities surveyed in the province by the CMHC. Coming in above Dawson Creek was Fort St. John, with an average rent of $1,059. Vancouver’s average rent, the highest in B.C., was $1,132 per month.
For bachelor and one-bedroom apartments, the average monthly rent in Dawson Creek was $690 and $826, respectively. Two-bedroom units were $1,124, and more three-bedroom apartments went for $1,275.
The CMHC does not analyze costs of secondary suites.
Dawson Creek had a private apartment vacancy rate of 8.9 per cent, which was by far the highest vacancy rate of any of the cities the CMHC surveyed.
Kevin Kurjata, a Dawson Creek realtor, said that part of the reason for the high vacancy rates was that so many new units have come onto the market recently.
“The reason for the firm prices is most people are betting, including me, that the soft demand is temporary,” he said. “Once break up is over, it’ll pick up.”
